Neighborhood Fencing Guidelines

  • No fence of any kind shall be installed, replaced or updated in any Autumn Wind Lot without prior written approval of the Autumn Wind Homeowner’s Association (AWHOA) Architectural Control Committee (ACC). The criteria to be followed for addition of a new fence, or the replacement and/or maintenance of an existing fence are set forth in these guidelines; however, the ACC may take into account factors specific to each situation that may modify or supersede these guidelines on a case by case basis, so long as the overall look and feel of the Autumn Wind neighborhood is not compromised by such exceptions.
  • In addition it is the responsibility of the homeowner to ensure compliance with the legal building restrictions and requirements established by King County. More information can be obtained from King County website (Do you need a permit? – King County, Washington)
  • When considering a homeowner’s request for new fence construction or the replacement and/or maintenance of an existing fence, the ACC shall consider the consistency in the quality of the design, the materials, the height and placement of any fence. The ACC shall review all such requests according to the proposed fence location, purpose, durability and desired visual effect.
  • The AWHOA Board of Directors in consultation with the Architectural Control Committee may, from time to time, revise, amend, alter or otherwise change these Fencing Guidelines per the authority given it in the AWHOA governing documents.
  • he AWHOA ACC shall have the authority to notify any homeowner of record whose fence no longer meets the AWHOA Neighborhood Fencing Guidelines. In the event of such notification, the homeowner shall have 60 days to repair, replace or update the fence such that it is once again in line with the Fencing Guidelines.
  • In the event a homeowner fails to take appropriate action upon receipt of such notification, the ACC may elect to have such repair, replacement or maintenance performed on the homeowner’s behalf, and shall present the homeowner with the invoice for such repairs. Failure to reimburse the AWHOA for such required repairs shall result in a lien being placed on the homeowner’s property pursuant to the rights granted under the AWHOA CCR’s.
  • These guidelines may be changed upon recommendation of the ACC and approved by the board of directors.
  • All fence requests must be submitted to the ACC with the proposed installation location marked on a copy of the homeowner’s survey plot. It is the individual homeowner’s responsibility to comply with all governmental codes and regulations pertaining to easements and other constraints. Approval of a submitted request in no way implies that the ACC has investigated these matters or agrees a proposed project meets governmental requirements.
  • Homeowner shall be responsible to ensure that the location of the fence does not encroach onto any other Lot or Common Area and does not block, obstruct or otherwise impede the designed drainage flow on their Lot, any adjoining Lots, or Common Area.
  • Fence shall be constructed of either cedar or pressure treated wood or composite that has the look of wood and shall be wood stockade or wood board-on-board.
  • Fence shall be a minimum of 5 feet high at the lowest point and up to 6 feet high at the highest point.
  • No fences shall be permitted in front yards of homes.
  • Fence shall be constructed so that it will connect to and with any existing fences on any neighboring Lot(s).
  • Fences shall not be installed flush to the ground so as to obstruct water drainage.
  • Fence shall, at all times, remain within 5 degrees of plumb line.
  • Fence on a Lot shall be maintained by the Lot owner and kept in good order and repair, clean and in like-new condition.
  • No barbed wire, wire mesh, chicken or hog wire fences shall be allowed.
  • No chain link, metal or cyclone fence shall be allowed.
  • Fence shall not be stained or painted a new color unless approved in writing by the ACC prior to the staining or painting. Refreshing the same existing color or clear staining does not require approval. The following are the recommended stain colors:

Clear. Example:

  • Sherwin Williams “Clear Woodscapes”

Cedar color. Examples:

  • Sherwin Williams “Cedar Bark” SW3511
  • Sherwin Williams “Cedar Mill” SW3512

Redwood color. Examples:

  • Sherwin Williams “Redwood” SW3501
  • Sherwin Williams “Yankee Barn” SW3505

South Boundary Fence

  • The South Boundary Fence refers to the fence back to 14th Street and affects lots 1, 5, 6, 7, 8, 9, 63, 64, 65, 66, 67, 68 & 71.
  • The fence should maintain a common look along its length from a design, material and color perspective. Therefore the board has recommended that the exterior side of this fence be painted Sherwin Williams – Buckthorn Color# SW3003.

The ACC reserves the right to require corrections to any installation that it deems inappropriate or which lacks quality workmanship.
